Six service lines, one team. Most clients appoint us for the full architectural service, but the studio is just as often brought in for a feasibility read, a heritage strategy, or interiors inside someone else's building.

Process

Five stages, and what you actually receive in each

The same sequence runs on a 165 m² extension and a 2,600 m² museum. Only the durations change — and we quote those honestly at the start, including the stage most practices leave out.

  1. Brief & feasibility

    A conversation, a site visit and a written brief. We test whether the ambition, the site and the budget can hold each other before anyone commissions a drawing.

    2–3 weeks

  2. Concept design

    Survey, climate and statutory reading, then two or three distinct design positions — modelled, costed at band level, and argued for honestly.

    6–8 weeks

  3. Design development

    One direction developed to the millimetre with structural, services and landscape consultants inside the same model. Approvals are filed in this stage.

    10–14 weeks

  4. Documentation & tender

    Tender drawings, specifications and schedules, then contractor interviews and a levelled comparison so the award is made on quality as well as price.

    6 weeks

  5. Construction & handover

    Weekly site presence, shop-drawing review, mock-ups for every junction that will be visible, and a snagging process that closes before handover — not after.

Full architectural service from first site visit to the day the keys turn. We stay on a project through construction — the drawings are only half of the work.

Interior Architecture

Interiors designed with the building rather than onto it: the same drawing set carries the wall, the cabinet and the light that lands on both.

Masterplanning

Masterplanning at the scale where buildings become a place — blocks, streets, shade, water and the sequence in which they get built.

Adaptive Reuse

Adaptive reuse and conservation. The greenest building is usually the one already standing, so we start by asking what can stay.

Landscape & Site

Landscape and site strategy — grading, water, shade and planting worked out at the same time as the plan, not after it.

Design Advisory

The commercial part, said plainly

Architects are notoriously vague about fees. Here is how ours work, before you ask.

How fees are set
Percentage of construction cost for full architectural services, banded by project size and complexity. Fixed fees for advisory and feasibility work, hourly only for expert reports.
How we invoice
Stage by stage, against the five-stage programme. Nothing is invoiced ahead of the work, and the appointment can be closed at the end of any stage.
Consultant team
Structural, services, landscape and cost consultants are appointed directly by the client on our recommendation, so there is no margin hidden inside our fee.
Typical programme
A house typically runs 14–20 months from first meeting to handover; a public building 24–36. We will not compress a stage we cannot do properly.

Every commission begins the same way — a conversation, a walk around the plot, and an honest read on whether the brief and the budget can hold each other. That first conversation costs nothing.
